The selling process begins with pricing your home. Many factors influence
the price that your home will come to market. Certainly the location of
your home is a major factor, as is the condition of the home, inside and out.
As a resort and second home area, Cape Cod tends to have its own economic
micro-climate, yet we are not immune to the pressures of the regional and
national economy, whether the economic tide is rising or falling. The
direction of both the local market and the regional real estate market are
considered in our pricing strategy. Another significant factor in pricing
your home is what other similar properties have sold for in recent months, also
known as comparable sales. The combination of market trends and these
recent sales provide us with a strong foundation on which to base our pricing.
We will also consider what other properties prospective buyers might be seeing
on the market - otherwise known as the competition for your home. All of these factors will play a role in

MARKETING YOUR PROPERTY
After establishing the right price for your home, we must ensure your property
is exposed to prospective buyers. Our Cape Cod and Islands Multiple
Listing Service will bring your home to the attention of nearly 2,000 real estate professionals
on Cape Cod. This is an effective method to partner with other realtors
who may be working with buyers for whom your home would be an appropriate match.
As part of this service, we will also have your property featured on our weekly
"broker open house tour" for all of our local cooperating realtors, so they can
see your home first-hand. Follow-up contact with these other realtors is
also important to keep you home fresh in the minds of these sales allies.
Through broadcast e-mail and flyers periodicly distributed at our weekly meetings, we

FOLLOW-THROUGH AND CLOSING
